Garden Flat DescriptionThis is an unfurnished, one bedroom garden flat on the ground floor of a Victorian terrace in Muswell Hill, N10. There are original wooden floors and period features throughout. It would be perfect for a young professional single person or couple and we are very happy to accept well behaved pets (there is a large cat flap leading to the garden which would also be suitable for a small dog). The flat is available to rent from Saturday 22nd September 2018.
There is an open plan living room/kitchen, which is fully fitted with dishwasher, washing machine, condenser dryer, fridge, chest freezer, electric oven and microwave. The living room has a phone point and is wired for Sky etc.
The bedroom is on two levels with a raised sleeping area accessed by a wooden staircase - this kind of sleeping arrangement isn't for everyone but we always found it very cosy and comfortable. The bedroom opens out onto a 20ft patio leading to an approximately 100ft south facing grassed garden planted with apple, olive and chestnut trees and with views to Alexandra Palace. The occupant of the flat has sole use of the patio and garden and it is not accessible other than via the flat. The garden is quiet and secure from the road and perfect for cats or dogs. Before the new tenant moves in, the flat will be repainted in an off white colour, as it is at the moment, and the wooden floors revarnished.
There is ample storage space both in the kitchen and bedroom.
The bathroom has a bath, shower with shower screen etc. The flat is centrally heated by a gas boiler.
The front door to the flat is accessed via a communal hallway.
The flat is offered unfurnished, but I have also included some photographs of the flat when furnished to give you an idea of how furniture etc might fit. We have more photos and information that we can send via email.
Within 100 yards of the house are shops including: a corner shop, delicatessen, Chinese takeaway, Indian restaurant, post office, fish and chip shop, vet, dry cleaners, and an excellent gastropub - the Maid of Muswell. The house is well positioned for either the Northern Line (Highgate tube) or the Piccadilly Line (Bounds Green) and Alexandra Palace main line station. The centre of Muswell Hill is an 8 minute walk. There are also plenty of local bus routes nearby.
You would be renting the flat directly from me, as the private landlord (I used to live there).
For maintenance, repairs etc I employ reliable managing agents who are available for call out 24 hours a day.
We have a standard form of Tenancy Agreement to be completed between us, so there will be no agency admin fees. I would require a deposit of one month's rent in advance to secure a tenancy. Long lease available if required.
