THE LOCATION

You probably already know how lovely this area is! The road is quiet - perfect for young professionals looking to get some tranquility while still being very central. Haggerston Overground Station is less than 5 minutes walk away. Broadway -, Columbia Flower - and Ridley Road Markets, Regent's Canal, Hoxton and London Fields are all within a short walk.

THE ROOM

A nice sized bedroom on the middle floor of the house: quiet, south-facing and overlooks the garden. The room is strictly not for couples (only a single renter). It has a queen-sized bed, a built-in wardrobe space and some useful bookshelves. It has its own terrace - with two chairs and a table that overlooks the garden.

THE HOUSE

The house has a communal area - spacious at 460sq/ft - that is light, L- shaped and open plan to accommodate kitchen & dining (with under-floor heating) and the snug/TV space (with bare hard wood floor) with its two 3-seater leather sofas.

The dining area opens onto the sunken patio level of the mature, well planted, un-overlooked garden, - with York stone paving and lawn.

Two showers, with toilet and wash basin, are located on the lower ground floor adjacent to the communal area and on the top floor.

The house has mostly hardwood and some linoleum flooring.

The house is fully furnished. If you have your own furniture, this is probably not the place for you as there is no spare storage facility available.

For communal use are top quality white goods, MIELE appliances: dishwasher, washing machine + heat-pump tumble dryer; BOSCH: gas hob and electric double oven; Heating and hot water: Ideal Standard, ISTO condensing boiler, communal TV: Samsung, curved.

A well considered security system is keeping the house and it's residents safe as long as the security rules are being observed.

Monthly payment of 880 includes 100 contributions to council tax and utilities.

A TV licence and Virgin Media fibre optic WIFI (up to 100 mb) are currently included in the rent.

If you cycle, there are ring fixings along the internal garden wall where you can safely keep your bike.

No students, no couples, no pets, no candles, no parties.

We cannot consider smokers.

THE SETUP

The house has three bedrooms. Two of these are let on a standard Lodgers Agreement. The third bedroom serves sporadic use at the discretion of the landlord. The continuing female lodger has been in residence for more than a year.

The house has a once-a-week cleaner for the common parts only: light, general cleaning.

The day-to-day tidiness in the kitchen is the residents job after each use.

IDEAL HOUSEMATE

You have experience living in a big city and are looking for something a little nicer in Hackney. You don't smoke and don't have pets. Like everyone else in the house, you're conscientious about noise, respect communal spaces to be kept clean and tidy and treat the house as more of a sanctuary than a place to party.
