Flatshare Description

We are looking for 2x (two) young professionals, postgraduates or a couple (who must be NON-SMOKERs) for sole occupancy of our 2 dbl bedroom ground floor flat at our privately let house share made up of 3x fully independent and self-contained flats by the same owner who lives outside London. Our house is being looked after by one of us tenants (Oliver, middle flat) in trust that there are no estate agents to deal with.

In addition we have a double bedroom becoming available at our top floor flat for a female (as this is a females only flat share) beginning of September.

We know each other across flats, employ a weekly cleaner to maintain the standard at the house and share the costs of a superfast fibre broadband connection for the benefit of all and to keep bills reasonable. Hence we are keen to find new tenants who appreciate these established benefits we would not have if one flat would were to opt out.

Please note, this is NOT a party house, while we take pride of our home and enjoy our own space in consideration of each other, occasionally we would share a dinner, have a BBQ and/or a movie night together. Importantly, we are a strictly NON-smoking premises and unfortunately can neither accept cat or dog owners, nor any DSS recipient(s).

The bedrooms are at opposite ends of the flat making this flat ideal for 2x (two) people sharing or a couple who may be interested in using the smaller double bedroom as their study.

The master bedroom is located to the quite backside of the flat and has a large French door leading to a leafy and cosy patio garden (see pictures and the layout plan of the flat) and comes furnished with double bed, a wardrobe, cupboard storage, a shelf unit, and a little walk-in closet for extra storage.

The flat has its own bathroom with a toilet, a kitchen and a large reception/living room with a gas fireplace, high ceilings and a large bay window.

Although the kitchen isn't modern, it is clean and functional with a gas oven/stove, a dishwasher, a new energy efficient boiler, a new fridge/freezer and washing machine which should provide some noticeable reduction in the utility bills.

New flooring, e.g. wooden flooring in the corridors and carpets in the bedrooms and the reception room were renewed only 3 years ago.

The RENT for the flat is 365/pw => 1579/pcm not including bills (which based on 2 people sharing should be no more than 120-150 per person per month). The RENT for the double room at the Top Floor Flat is 789/pcm exc. bills

SECURITY DEPOSIT: 900 per person (held in a DPS account)


For identification purposes we need a COPY/SCAN of your PASSPORT (and VISA if applicable), and the usual standard REFERENCE letters from your employer/university, sponsor/guarantor, bank and former landlord. Please have them ready at your viewing or these must be provided before signing the tenancy agreement.


You will be signing a joint standard "assured shorthold tenancy" agreement, i.e. with a 12 MONTH fixed term, renewable (incl. a 6 month break clause plus 6 weeks notice), although a fixed term until September/October in the first instance is offered, with the option of a full 12month term extension.
